Are you searching for a new home? It can be tough to figure out where to start, but have you considered open houses? If you visit several open houses in the neighborhoods you are considering, you will get a feel for the community.
When you are ready to get serious as a buyer, work with a Buffalo Real Estate experienced Realtor. This will save you time and aggravation.
It can be enjoyable for Western New York buyers to search for the perfect home in WNY. They visit open houses and call listing agents to see homes they find on the Internet. However, there’s an important issue in that situation: exactly who is the listing agent loyal to? Many buyers are surprised to learn that the listing agent’s loyalty lies with the Seller. This is true unless the buyer has a Buyer’s Broker Agreement with the Buffalo-area agent.
Open Houses don’t sell houses!
In addition, it’s important to remember that open houses don’t sell houses. Open Houses are a place that agents look to find BUYERS to work with. So, if you are a buyer, don’t be surprised if you hear from the seller’s agent when you register at an Open House.
Just as agents seek buyers at open houses, sellers seek agents. If you are considering listing your home for sale and you want to check out a particular agent, an open house presents an opportunity to see that agent in action.
- What information do the agent bring?
- Does the agent have information on other homes for sale in the neighborhood?
- How does the agent advertise for an Open House? Ask why the agent does this particular advertising.
- How does the agent make the property stand out from every other Open House?
- How does the agent interact with people? What questions does the agent ask visitors?
- Does the agent follow up after your initial meeting? If so, how?
Here is a selection of Open Houses happening this weekend in Erie and Niagara counties. The information is according to the Buffalo Niagara Association of Realtors.
All statistics are gathered from the Buffalo Niagara Association of REALTORS®.
